The most noticeable differences between Lenders are in the amount of time required to close the loan; Private Investors and Hard Money Lenders close faster, but charge higher interest rates and fees; loan to value ratio (LTV); banks, Mortgage Companies and Venture Capital Firms typically grant loans using higher LTV ratios requiring higher credit scores. ALL Lenders charge fees (points) on loans. We are no exception. We will disclose our fee after reviewing the complexity your loan request. Typical fees range from 1% to 5% of the total loan amount. Not upon the project appraisal amount. Ultimately, whichever source we obtain your funds from, YOU determine whether the stated terms are satisfactory.WE work for YOU! $250,000 to NO MAXIMUM Limit!ALL Lenders require repayment of the loan! So you can only obtain funds if you demonstrate your ability to repay the loan! Optimal credit scores for obtaining funding are 585 and above. You must bear SOME of the financial risk for your project, just as you expect the Lender to absorb MOST of the risk in granting YOUR loan. You and your project must be deemed reasonable investment risks in order to obtain funding. ALL Lenders require an appraisal on your project. You must pay in advance of obtaining funds for the appraisal ($1,000 - $10,000 depending upon the size and complexity of your project). If your project involves a gas station, an Environmental Impact Study is also required ($1,000 - $5,000). Some Lenders require an advance Due Dilligence fee of $3,000 - $6,000 to cover the cost of Underwriting your loan. Most of our programs, require you to possess some collateral. Collateral in the form of cash to contribute for the down payment (5% - 25%) of the loan amount, negotiable securities issued by a top 100 World Bank, ownership of film projects, land or real estate (commercial or residential), or approved Government Grant.
